Client Challenge
Edinburgh Development had a vision for Wendell Village — an affordable suburban apartment complex to be located in the Triangle area of North Carolina. The developer chose to work with Finley Design based on two previous successful partnerships: Amberly Village Square, a shopping center in Cary, NC, and Treelight Square, a retail project in Wendell, NC.
A large development site for the new project presented an opportunity to develop an efficient multifamily layout with desirable amenities that would attract tenants. The challenge was to create a cost-efficient, economically feasible design in keeping with the local rental market.
Design Approach
To establish a distinct visual brand for Edinburgh, we blended contemporary and farmhouse architectural features to create a “Modern Rustic” aesthetic that draws on tradition while embracing innovation and comfort.
The facades are predominantly two-dimensional with accents of board and batten trim, vertical bands of contrasting panels and asymmetrical gables at amenity buildings, punctuated by projecting features at breezeways and focal points to provide visual depth without increasing wall assembly costs. A multicolored banding of cementitious panels and trim adds visual interest, while simple projections give the design an air of sophistication.
Project Result
Finley Design created an impactful, efficient and cost-effective design that indeed sets a new standard for multifamily design in Wendell. Our team worked closely with the client to develop a comprehensive concept that incorporated functional elements and attractive design elements while staying mindful of their budget constraints.
The conceptual site plan exceeded expected unit density while maintaining the minimum 10% open space required by Wendell. The project features desirable amenities such as pool facilities, outdoor fitness spots, dog park and children’s play area which drive maximum rental rates and ROI.

Our creative approach combines efficient planning with attractive design elements to deliver a multifamily design with a pedestrian scale for the Wendell community and cost-effective yet comfortable for its residents.
