Client Challenge

Eco Group selected Finley Design to be the master architect for 18 buildings at Mosaic at Chatham Park, a 350-acre commercial development in Chatham County, NC. The developer had previously worked with Finley and knew the firm would create innovative, creative and cost effective solutions.

Building U was originally planned as a four-story building with two levels of apartments over office and retail. During design, changes in the client’s direction evolved to focus only on office over retail and move the residential units into an adjacent building.

Design Approach

We embraced the client’s vision for a diverse and creative built environment that was both sophisticated and affordable. Our methodology focused on achieving maximum efficiency in construction methods while delivering high-quality design that respected budget constraints and met the client’s vision. At the onset, we established the schedule and project milestones and were proactive in seeking feedback from the client and contractor to confirm design decisions and avoid delays.

We started with simple structural framing, particularly at the podium parking level, and developed creative architectural features that amplified the visual identity and brand while maintaining basic construction assemblies that minimized cost as much as possible.The simple structural grid worked for not only the efficient design of the retail and office floors, but for the parking level as well. This eliminated the need for expensive transfer slabs.

The lobby was kept compact in size to coordinate with the available space of the parking below, providing the opportunity for a dramatic vertical design at the first floor. This approach allows for maximum flexibility for single tenants on the upper level while achieving an upscale environment.

We activated the retail streetscape with a variety of sidewalk colors and decorative street lamps. The courtyard shared with the adjacent building features multiple levels to transition the grade and establish a shared outdoor space while screening the parking below.

Lighting was an integral part of our design process, activating surfaces of the façade with up-and-down lighting while decorative street lamps were used to animate the retail streetscape. Tivoli lighting was used over the shared courtyard to create an intimate pedestrian scale while adding warmth during evening hours.

Clarity that comes from continual presentation of high-quality 3D renderings for visualization throughout the project allowed the client to quickly approve details and creative aspects of the design.
