Client Challenge

Finley Design was hired by Eco C.P. LLC to design an iconic urban Mixed Use development in the heart of Mosaic at Chatham Park. The client was seeking a cost-effective, dynamic architectural solution that maximizes unit density while providing exterior views.

Design Approach

To achieve the client’s goals, Finley Design started with efficient residential units and developed floor plans that maximize unit density while providing exterior views. The team also focused on designing efficient structural systems that allow flexibility for the first-floor retail and restaurant spaces while coordinating with the parking below.

Finley Design established a rhythm for the building that feels like multiple buildings rather than one large monolithic structure. The team articulated the street frontage with multiple different building forms, which resulted in an engaging retail streetscape. The upper floors are animated by a sophisticated composition of window groupings, proportions, colors, and materials that achieve a rich balance of architectural styles.

Project Result

The client selected Finley Design based on their successful experiences on previous projects. Finley Design listened to the client’s vision and worked collaboratively with them to establish the brand vision for the project. The team prioritized the client’s financial and programmatic needs, resulting in an efficient and economical design that stayed within the client’s budget.

The use of a 3-D model and renderings provided clarity for the client and the entire project team, allowing for quick approval of the design and meaningful feedback regarding materials, colors, and streetscape.

Finley Design’s expertise in achieving engaging architectural environments through the implementation of highly efficient structures and facade compositions allowed the team to achieve a sophisticated urban development that became a landmark in Chatham Park. The inclusion of multiple facade designs and signature lighting features resulted in a balanced urban feel to the project, providing an engaging and social residential environment.
