Client Challenge

Elevation Real Estate Group sought to create a garden-style apartment complex with an urban feel in Mooresville, NC. For this project, the Group looked to Finley Design, whom they had worked with on numerous retail developments previously.

To demonstrate their capabilities in multifamily design and showcase a track record of success, Finley organized tours of two projects – Watercourse and Parkstone – for Elevation and potential investors. By the end of the tour, Elevation Real Estate Group was confident that Finley Design could bring their vision for Granger Village to life.

Design Approach

Architectural details for Granger Village include a modern, sophisticated look with bold contrasting use of materials. Finley Design used a creative mix of white cementitious panels, wood-look siding, and charcoal cementitious panels to create facades for the 24 and 36-unit buildings that maximized density while still maintaining integrity.

The main entrance is designed around an “L” shaped clubhouse that provides views of the pool from the entryway as well as dedicated spaces for fitness and support amenities on either side. Additionally, two flanking leasing offices were added near the entry to increase visibility for potential tenants. A unique feature of Granger Village was its use of white cementitious panels which projected from building facades and incorporated individual unit balconies and windows giving residents a generous entryway feature design with a contemporary look.

3D, photorealistic renderings of the project gave Elevation Real Estate Group and investors a visual representation of the design, allowing them to make decisions on any potential changes while still in the pre-construction phase.

Project Result

The final design maximized density with a 36 unit, triple breezeway floor plan that achieves 72 units with two buildings versus the need for three buildings with a standard 24 unit building type. This creative approach enabled Elevation Real Estate Group to offer more rental options within the same amount of space.

Our proactive leadership and initiative in meeting with local planning officials resulted in an efficient permitting process, as we identified key construction documents that would be needed to avoid potential delays. Furthermore, 3D renderings allowed us to collaborate with Elevation Real Estate Group and investors on any necessary changes, resulting in a final design that elevated the project beyond expectations.

Granger Village is fast becoming a go-to luxury living destination for tenants looking for modern amenities in Mooresville. The innovative architectural design of Granger Village gives it a distinct brand that sets it apart from other multifamily projects in the area and is attractive to potential tenants.
